Sale Statement
Quick and concise place to find the name and capacity of the seller/s, whether the property is freehold or leasehold and whether it is the whole or part of the registered/unregistered estate that is being sold. It will also show at a glance the term left for leasehold properties.
Evidence of Title
This consists of either an official copy of both the Land Registry office copy entries and plan, or for unregistered property an Epitome of Title. For leasehold properties it should also show the lease.
Searches
Local Search and land charges are HIP compliant and include an insurance policy to cover not just the vendor, but the buyer, potential buyer and mortgage lender making our HIP useable to buyers.
The local search should be read by the vendor at their earliest possible convenience, paying particular attention to the planning section. Inaccuracies in council records are rare but if you disagree with any of the entries it is important that these are dealt with as early as possible to avoid any delays during a sale.
Official Water and Drainage search is HIP compliant and should also be read through by the vendor to check accuracy of the records held.
